With your agent’s assistance, you will evaluate and sign the listing agreement.

An essential first step is cleaning and decluttering your home. Any repairs that may be needed should be taken care of at this time to increase the advantages of receiving maximum offers and exposure before your home goes on the market. This allows potential buyers to visualize themselves living in the home.
We’ll assist on how to organize and stage your home to showcase its potential, ensuring it’s wow-worthy and attractive to a significant array of audiences.
A professional photography session will be coordinated by your agent to highlight your home’s best features.

Your agent will organize showings and an open house marketing campaign to maximize home exposure.

Evaluate offers with your agent. Your agent will use strategic negotiations and tactics to achieve in making your listing a success so that you receive the best price and terms.
Once an agreement has been achieved by both parties, your home is now considered “under contract.” The buyer will move forward with inspections.
Escrow will be opened at a local title company with assistance from your agent.
The title company (“Escrow”) is a neutral third party in your transaction.
To ensure there are no liens or judgments against the home or seller, the title company will conduct research on the title of the home your home.
Once the property’s title is cleared, the title company will issue a title insurance policy. The fee of the policy fluctuates varying on the purchase price and will be included in the closing costs.

Inspections are performed and overseen on the buyer’s behalf.
Repairs that are deemed necessary are identified and negotiated with helpful recommendations from your agent.
If the buyer’s funds are provided through a loan, an appraisal will be ordered.
An appraisal will be issued on the lender’s behalf to ensure the home is in its exemplified condition and comparable to current home sales within the area to reduce their risk of lending funds to buyers of the property.

It’s time to close once the deal is agreed upon by both parties and all contingencies are satisfied!
All necessary signings will be scheduled.
Once escrow is closed, the deed will be recorded.
The title company will disburse the funds and you get your check!
