Love the house? Do finances work, too? Time to write an offer!
Time to sit down and discuss the offer and terms that best fit your wishes and go over any disclosures provided by the seller.
Your Haven Home Realty agent will manage the specifics of submitting the offer and oversee the negotiation process while keeping you updated every step of the way.

Escrow will be opened at a local title company with assistance from your agent.
The title company (“Escrow”) is a neutral third party in your transaction.
Within one day of contract, the title company will reach out for your Earnest Money Deposit (“good faith deposit”) and provide the proper instructions.
To ensure there are no liens or judgments against the home or seller, the title company will research the title of the home you are purchasing.
Once the property’s title is cleared, the title company will issue a title insurance policy. The fee of the policy fluctuates varying on the purchase price and will be included in the closing costs.

We strongly encourage all buyers to have a home inspection completed by a professional. With the assistance of your agent, a licensed home inspector will be appointed. As the home buyer, you will be accountable for this fee, which is typically non-refundable.
The licensed inspector will execute a thorough home inspection and will provide a detailed report. We highly recommended that you are present during the inspection of your new home, allowing you to know the house, what has been done accurately, and what might need future maintenance.
Recommended repairs are identified and negotiated with valuable suggestions from your agent.
An appraisal will be issued on the lender’s behalf to ensure the home is in its exemplified condition and comparable to current home sales within the area to reduce their risk of lending you the funds to purchase the property. A copy of the final report will be provided before or at closing.

Once a contract is agreed upon by both parties, the anxious part comes - waiting to close!
All necessary signings will be scheduled. The closing of the Escrow will be finalized, and the deed will be recorded.
Funds will be distributed, and you will receive the keys to your new home!
